"My wife and I live primarily in New Jersey and after visiting the area in February decided to buy a home for winter in Ponte Vedra. I registered with some local realtors so that I could search on-line but Jake was the first (and only) person to call me in person. I engaged Jake as my realtor, we discussed what my wife and I were looking for and put together an initial shortlist. Jake arranged two full days for me to visit and see houses - we then put together a final list for my wife to come and look at. We flew down from New Jersey - she did not like what she saw. So we waited a few weeks for more properties to come on the market and Jake and I repeated the process but no luck. Finally our dream house came on the market and I flew down from NJ that day, saw the house with Jake in the evening, negotiated a verbal offer and acceptance that night (10pm !) and then Jake sent the paperwork to the seller around midnight, electronically signed by my wife and I, so that we could finalize the written offer in the morning as soon as the seller signed. The process to closing was much smoother, except when the seller wanted to delay closing by a day (with three days notice), which Jake handled very well - we closed on the original date, albeit a little later in the day than planned. "My husband and I are relocating to St Johns's County, FL from southern California. We initially registered on Jake's website, Search Ponte Vedra.com, to get information on the area and to see what properties were available and the prices. Jake responded with a series of informative articles about the area, the real estate market, everything one would need to know to move into the area. We met Jake in person at the Nocatee Town Center when we arrived to begin our search. A bond and friendship began that very day! His knowledge and expertise is second to none, and his patience is priceless! He told us all about each area, what they had to offer, all information we needed. He took the time to find out about us and what we liked, our priorities in a home, so he could better fit a home and area to us. We spent several days looking at different homes in different areas, and he never seemed bugged by our endless questions or requests to go back and revisit. As an example of Jake going the extra mile, when he found out we had interest in joining a local beach club, he took us to two different beach clubs so we could see them and get a feel for them. After our short visit, he proactively sent us new listings via daily emails, including homes that went under contract, price changes, etc. He would call us or text us with homes he felt we would be interested in. With his many contacts in the local real estate market, he was able to show us homes that had not even been listed yet. When we found homes we were interested in, Jake would make an appointment and tour the home taking videos of the homes and FaceTiming with us. His honesty about the homes, location, condition, etc, was indispensible! We are happy to say that with Jake's help, we found our perfect home! It checked all of the boxes that we had down for our priorities. His referrals to a local mortgage broker, insurance agents, and other professionals needed for a succesful close, were very helpful! "My wife and I were looking to move to Florida from NY. We had been looking at listings in the Ponte Vedra/Ponte Vedra Beach area and we came across Jake in that process. We were interested in existing and new homes. Jakes approach was very low pressure. He would send out meaningful emails about the purchasing process in Florida as it is different than New York. We had a short window (4 days) when we would be in Florida and he worked his busy schedule to accommodate us. He was extremely focused on our requirements and the home’s he showed us were all in line with our interests. He showed us many homes. He never pushed us in one direction or another but always provided us with meaningful feedback when we had questions. He took us to see a builder in Nocatee on our second day and we fell in love with the home and lot. But we weren’t ready to consider it further as we wanted to look at the other options out there and do our due diligence. On our last full day in Florida we were not planning to have Jake with us. However, we decided last minute we wanted to look at other builders. When we contacted Jake to see if he can help us, he went out of his way to meet with us and lined up a few builders in Nocatee. He had other clients so he reworked the schedule to accommodate us. The builders we met with were trying to sell us on some lots that weren’t really a fit and Jake basically told them don’t waste our time. He is very upfront, transparent and direct. That is exactly what we needed in an agent. That day Jake said to us if we can be patient he knows at some point he will find us exactly what we are looking for and he did not pressure us to buy anything while we were there. He said he will keep looking while we are back in NY and if he finds something he will go to the property and even FaceTime us a walk thru. My wife and I went back to NY and a day later we decided to go to contract with the home we fell in love with on the second day. When we told him about it, he said he will go to the lot and take pictures for us all throughout the building process. He already sent us a first round of pictures as promised.
